Get the others if you want to play campaign or whatever but get Gears 3 for multiplayer and co-op modes. It looks great co-op wise and having played the beta the gameplay is really refined and fun.

Also of course Left 4 Dead.

Dead Rising 1 and 2 (PC for latter if you have the choice). Red Dead Redemption, which has a GOTY edition coming out soon I believe.
